Dubai’s inland summer is the test every pet door either passes or fails. In Mirdif and Al Barsha, where the afternoon heat sits on the villa all day, an air-conditioned interior is expensive to maintain — and a badly sealed flap at floor level is a permanent leak in the coldest air in the room, which pools exactly where the flap is.
Pet door heat sealing Dubai villa owners ask us about is rarely about the flap alone. It is about the whole assembly: how the flap closes, how the panel meets the frame, and whether the glass unit around it is still doing its job. This guide breaks the seal into its three parts and explains what to check on each. The fitting options behind it are on our page about weather-sealed pet doors in Dubai.
Pet door heat sealing Dubai: where the cooled air actually escapes
A pet door installation can leak at three points, and owners tend to blame the wrong one. The first is the flap itself: a flap that hangs slightly open, warps in the heat or swings after the pet passes lets air move freely, all day and night. The second is the perimeter — the meeting points between the pet panel and the door frame or track, where a poorly measured insert or panel leaves hairline gaps that add up around a whole doorway. The third is the glass unit: a double-glazed panel that has lost its seal fogs between the panes and insulates badly, with or without a flap in it.
Good sealing work addresses all three in order: a flap that latches, a panel measured to its opening, and a unit that is factory-sealed. Fix only the first and the other two keep leaking quietly behind it.
Magnetic seals that latch after every pass
The single biggest sealing upgrade is a flap that closes itself properly. The dog doors we fit from Hakuna Pets and PetSafe use magnetic seals: as the flap swings back after the dog passes, magnets pull it into its frame and hold it there, latched shut rather than resting shut. The difference matters in Dubai conditions, where a flap merely resting closed will be nudged open by wind pressure on a villa’s garden side and stay open, pouring cooled air out at floor level.
The same latching behaviour is what keeps the desert out as well as the cold in. A latched flap resists the dust that Dubai’s summer winds carry, so the seal is doing double duty — thermal and dust — every time it clicks shut. When you book, tell us the door’s orientation: a flap on a wind-exposed garden wall works harder than one in a sheltered courtyard, and we will steer you to the right seal strength for it.

The panel and the glass: sealed units, measured fits
Around the flap, the sealing is done by the panel. A replacement double-glazed unit is fabricated and sealed in the factory as one unit, exactly like the original it replaces — the insulation performance of the glazed wall is maintained because the unit’s internal seal was never broken in the first place. Your original unit is stored whole and can be swapped back in about 30 minutes at move-out, so the sealing standard survives the tenancy as well.
For sliding doors, the insert route seals differently: the panel is built to your track’s measured height so it stands firmly without gaps at the head or sill, and your sliding door closes against it. An insert measured carelessly is the commonest source of the perimeter leaks described above — which is why measurement is done by laser, from your actual track, rather than estimated from a photograph alone.
One limit sits on the glass side and is worth repeating: if your villa’s glass is reflective or tinted, we offer the closest matching options, but a replacement unit’s shade cannot be guaranteed 100% identical to the original. Sealing we can guarantee by method; shade matching across different glass suppliers is the honest exception.
Habits that keep the seal working
A sealed installation stays sealed with minimal attention. Keep the flap’s magnet faces and the frame wipe-clean — grit on the meeting faces is the usual reason a latching flap starts to sit slightly proud. Keep sliding tracks vacuumed for the same reason: a track full of wind-blown sand stops both the door and a track insert seating fully. And if a flap ever starts catching rather than clicking shut, message us rather than forcing it; a small adjustment early is a smaller job than a worn flap later.
Frequently asked questions
Will a pet door noticeably raise my cooling costs?
A latching, magnetic-seal flap in a well-measured panel leaks a fraction of what the alternatives cost you — a patio door left ajar for the dog, or opened and closed twenty times a day. The sealing standard of the installation is what decides it, which is why we build to the method described here.
Is a magnetic flap different from a normal flap?
Yes. A basic flap hangs closed by gravity alone and can rest slightly open or be lifted by wind. A magnetic-seal flap is pulled into its frame and held there after every pass, so the default state of the door is sealed, not merely shut.
My existing double-glazed panel has misted between the panes. Does that matter?
It means that unit’s internal seal has failed and it insulates poorly. If a pet door is planned for that panel anyway, the replacement unit solves both problems at once — the new unit is factory-sealed. We will point it out from your photos if we spot it.
Can a large dog door be sealed as well as a cat flap?
Yes. X-Large dog doors at 36×65 cm are fitted with heavy-duty frames and magnetic seals sized for the flap’s weight, so a Labrador’s door latches as positively as a cat’s. Size changes the hardware, not the principle.
Does sealing matter for a sliding insert too?
It does — the insert’s perimeter is its seal. A track-measured insert stands without gaps, your door closes against it, and the flap inside latches shut. Booked before 10 AM in the standard white specification, an insert can be fitted the same day.
