Most tenants in Dubai and Abu Dhabi assume a pet door is not an option in a rented villa — that fitting one means cutting the landlord’s glass or losing the deposit. Neither is true. With the right method, a cat flap or dog door goes into glass without cutting anything that belongs to the landlord, needs no landlord NOC, and is fully reversed when you move out. What tenants usually want is a cat door without cutting door panels, frames or glass — and that is exactly what these glass routes give you.
See our guide to rental-friendly pet doors for the full service.
Why tenants assume it cannot be done
The assumption is understandable. In the UK or Europe, a cat flap usually means cutting a hole in a door you own, so tenants picture the same thing here: a hole in a villa door, a difficult conversation with the landlord, and a deposit deduction at handover.
Glass changes the picture — but only if you work with it the right way. Tempered villa glass is never cut on site, and your landlord’s original pane should never be cut at all. Instead, the pet door is fitted using one of two reversible methods, both of which leave the property exactly as you found it. Our full guide to 100% rental-friendly pet doors in the UAE sets out both methods; this article explains why they work for tenants in Dubai and Abu Dhabi specifically.
Method one: the sliding track insert
If your pet mainly needs access through a sliding door, the simplest rental-friendly answer is an insert. A made-to-measure panel slots into the existing track of your sliding door, alongside the door panel itself, with the flap built into it. Your sliding door closes against it, and your cat or dog comes and goes through the flap.
Nothing is drilled into or cut from your original door or glass. The insert is a separate panel that happens to live in the track — and because it is separate, it comes back out just as cleanly. At move-out it is removed and the door is exactly as it was on the day you moved in.
In its standard specification — a white aluminium frame with clear glass — the insert can be fitted the same day if you book before 10 AM. A custom RAL powder-coated finish to match dark frames takes 2–3 days.
Method two: store the original glass, fit a replacement
Where the flap needs to go into a glass door or a fixed glass panel rather than a sliding track, the second method applies. We remove your landlord’s original pane intact, store it safely, and fit a new tempered glass panel made with the flap opening already in it.
Your original glass is not cut, drilled or altered in any way. It is kept in its original condition while the replacement panel does the work for as long as you live in the villa — the landlord’s property is preserved whole, not modified and then patched.
When you move out, the process reverses: the replacement panel comes out and your original glass goes back in — a swap-back that takes 30 minutes, in time for your handover inspection, with nothing to explain and nothing to repair.

Why no landlord NOC is needed
A landlord NOC is normally required when a tenant wants to change the property — drill into a wall, alter a door, replace a fixture. Neither method changes the property in that sense:
- With an insert, the landlord’s door and glass are untouched — a removable panel sits in the track.
- With the glass swap, the landlord’s original pane is stored intact and refitted at move-out; the panel carrying the flap is ours, not a modification of theirs.
Because nothing belonging to the landlord is altered, there is no approval to seek — no landlord NOC, and no separate approval from your community developer or management, whether that is Emaar, Aldar, Nakheel or another landlord entirely. The property you hand back is the property you were handed, in the same condition. This is also why we advise against the one approach that does create a problem: having anyone cut into the original glass or door. Once the landlord’s own pane is cut, the reversibility is gone.
Choosing the right flap for your pet
The method keeps the landlord happy; the flap itself has to suit your pet. For dogs, sizing follows fixed dimensions: Medium at 23×35 cm, Large at 28×45 cm and X-Large at 36×65 cm — Medium for smaller dogs such as Shih Tzus and Poodles, Large for Beagles and Pointers, X-Large for Labradors, Golden Retrievers, Huskies and Great Danes. For dog doors we fit Hakuna Pets and PetSafe, whose magnetic seals pull the flap shut behind your dog and help keep cooled air inside.
For cats, one rule decides the size: any cat over 4 kg needs a Large flap. That includes many British Shorthairs, Ragdolls, Maine Coons and well-built adult Arabian Maus, and a flap that is too small is the main reason cats abandon a flap. Beyond size, choose between manual four-way locking flaps — settable to in-only, out-only, fully open or fully locked — and microchip flaps from SureFlap and PetSafe that read your cat’s existing veterinary microchip and open only for your cat, the better choice where stray cats visit. Closer Pets models are supplied for manual four-way locking only.
One honest note on glass shades
If your villa glass is reflective or tinted and a replacement panel is made for the glass-swap method, we will tell you this upfront: a replacement glass shade cannot be guaranteed 100% identical to the original, because architectural glass shades vary between batches and suppliers. We match as closely as the glass allows. Your original pane is stored unaltered either way — so at move-out, the exact original shade goes back in regardless.
Frequently asked questions
Do I need my landlord’s permission to fit a pet door in a rented villa?
No landlord NOC is needed for either method we use. A sliding insert does not alter the landlord’s door, and with a glass swap the original pane is stored intact and refitted at move-out, so the landlord’s property is never changed.
What happens to my deposit if I fit a pet door?
Nothing is cut or drilled in the landlord’s glass or door, and the installation is fully reversed before handover — the original glass is swapped back in 30 minutes, or the insert simply comes out of the track.
Which method suits my villa — an insert or a glass swap?
If your pet uses a sliding door, an insert is usually the simplest route. If the flap needs to go into a hinged glass door or a fixed panel, the glass swap applies. Send us a photo of the door and we will confirm which method fits your opening.
Can a large dog use a rental-friendly pet door?
Yes. Flap sizes run to X-Large at 36×65 cm, which suits Labradors, Golden Retrievers, Huskies and Great Danes. The sizing rule for cats is separate: any cat over 4 kg needs a Large flap.
We are moving out soon. Is it too late to have a swap-back done?
No — the swap-back of your original stored glass takes 30 minutes. If we fitted your panel, contact us before your handover date and we will arrange the swap so the original glass is back in place for inspection.
