Tower living suits cats. A Dubai Marina or JLT apartment gives a cat height, views and a balcony to patrol — but every trip through the balcony door currently needs a human to slide it open, let the cooled air out and the heat in, then slide it shut again. Cat flap installation Dubai Marina residents ask us about is almost always about ending that routine: giving the cat independent access to the balcony while the apartment stays sealed and air-conditioned.
The good news is that tower balcony glass is well within what we fit every week. This guide covers how a flap goes into high-rise balcony glass, why the seal matters as much as the flap, and how the fitting stays rental-friendly in a stock of mostly rented towers. For the wider picture, see our page on cat flap fitting in Dubai.
Cat flap installation Dubai Marina: what balcony glass allows
Balcony doors in Marina and JLT towers are typically sliding aluminium systems or openable glazed doors, nearly all double-glazed. Toughened glass is never cut on site, so a tower fitting uses one of two routes, chosen once we see photos of your door.
For a sliding balcony door, a made-to-measure insert slots into the existing track with the cat flap built in. Your original door panel is untouched, and the insert can be lifted out again when you leave. For an openable door or a fixed glazed panel, we fabricate a replacement double-glazed unit in the factory — the opening is formed before tempering, the flap is fitted, and the sealed unit is swapped in while your original unit is stored whole.
Either way, the flap ends up in glass at floor level, exactly where the cat already sits and stares at you through the pane.
Keeping the AC in: the seal is the point
In a tower apartment the flap is only half the job. The other half is making sure a hole in your balcony door does not become a permanent leak in a home you cool around the clock. Two things handle that.
First, the panel itself: a replacement double-glazed unit is factory-sealed exactly like the original, and an insert is measured to sit firmly in its track. Second, the flap: models we fit are chosen to close properly behind the cat rather than hang ajar. Magnetic-seal flaps latch shut after every pass, and even a basic flap that closes flush is a world apart from a balcony door left open on a latch all evening — which is what most Marina cat owners are doing now.
Choosing the flap: size first, then locking type
Size comes before features. The rule is simple: any cat over 4 kg needs a Large flap. That catches most British Shorthairs — the classic Marina tower cat — along with Ragdolls and Maine Coons. A standard flap fitted for a big cat means daily squeezing, a stressed cat and a flap that wears out early.
With size settled, choose how the flap locks. Manual four-way locking flaps let you set the flap to in-only, out-only, fully locked or fully open with a dial — simple, proven and enough for many apartment cats. We supply manual four-way locking models from Closer Pets and PetSafe.
Where other cats are the worry — and tower balconies do get visiting cats from neighbouring units — microchip models are the stronger choice. Microchip flaps from SureFlap and PetSafe read your cat’s own 15-digit ISO FDX-B vet chip and open only for her, so the balcony and the food bowl inside stay your cat’s territory.

Renting in a tower: hand the keys back with the glass untouched
Most Marina and JLT homes are rented, and tower landlords and building handovers are not forgiving about altered glass. Our methods ask nothing of the landlord’s property: the insert route changes nothing at all, and the panel route stores your original double-glazed unit safely for the whole tenancy. At move-out the stored unit is swapped back in about 30 minutes, the door returns to its original condition, and no landlord NOC is needed at any point. Tell us your move-out date when you book the original fitting and we will diarise the swap-back with you.
Frequently asked questions
My balcony is not enclosed. Is a cat flap still a good idea?
The flap gives your cat access to the balcony itself, so the decision rests on your balcony set-up. Many Marina and JLT residents have enclosed or netted balconies, which is where a flap works best. Send us photos and we will talk it through honestly before you commit to anything.
My cat is a British Shorthair. Which flap size does she need?
Almost certainly a Large. British Shorthairs commonly weigh over 4 kg, and any cat over that threshold needs a Large flap to pass through comfortably. We confirm sizing from your cat’s weight and build before fitting.
Will a microchip flap work with my cat’s existing chip?
Yes, provided it is the standard vets use: microchip flaps read the 15-digit ISO FDX-B chip. If your cat was chipped in the UAE or with the same standard abroad, the flap will read it. Your cat’s chip is registered to the flap during fitting.
Will the flap let the air-conditioning escape?
Far less than the current routine of sliding the door open and shut all day. The replacement unit is factory-sealed, inserts are measured to the track, and the flaps we fit close and latch behind your cat after every pass.
Can the flap come out again when my tenancy ends?
Yes. An insert lifts out of the track, and a replacement panel is swapped for your stored original unit in about 30 minutes. The balcony door is returned to exactly its original state.
