An installer refitting a stored original glass pane into a villa patio door in the UAE

Moving Out or Selling Your UAE Villa? Restoring Your Original Patio Glass in 30 Minutes

Most questions about removing a pet door from a sliding glass door come from people who never had one of ours fitted — they are looking at a flap cut into a door and wondering what undoing it involves. If your flap was fitted the rental-friendly way, there is nothing to undo in that sense at all: the panel with the flap comes out, and the original glass that has been stored safely since installation day goes back in its place. The whole swap-back takes 30 minutes, and it is booked like any other appointment, ideally in the days just before your handover inspection. Owners often ask how to remove dog door from sliding glass door systems when a tenancy ends — with a stored-glass fitting, the answer is a swap-back, not a repair.

See our guide to double-glazed glass pet doors for the full service.

Why there is an original pane to put back

The swap-back exists because of how the fitting was done in the first place. A flap cannot be cut into existing tempered villa glass — the pane would break — so your flap was fitted into a newly manufactured replacement panel, made with the opening already in place. Your original pane was never cut, drilled or altered. It came out whole on installation day and went into storage.

That single decision is what makes the exit as clean as the entrance. A double-glazed glass pet door replacement is reversed by reversing the panel exchange, not by repairing anything. There is no hole to fill, no damaged glass to explain, and nothing about the door that differs from how your landlord handed it over.

Where your original glass has been waiting

Your original pane is stored at your own property, in the place agreed on installation day — typically the garage or the maid’s room, where it can stand safely out of the way of daily life. It stays there for the whole tenancy, untouched.

Two practical points follow from that. First, if you are preparing to move, it is worth laying eyes on the stored pane when you start packing, simply to confirm where it is — particularly if rooms have been repurposed or the garage has filled up around it. Second, if you are selling rather than renting, the same stored pane serves the same purpose: the door can be returned to its original glazed state for the new owner, whether or not they have pets.

If your circumstances have changed — the pane has been moved, or you cannot put your hand on it — tell us when you book rather than on the day, and we will talk through the options before anyone arrives.

How the 30-minute swap-back runs

The appointment itself is short and methodical:

Step 1: The panel with the flap is removed

The replacement panel carrying your pet door is taken out of the door in the same way it went in. The flap itself comes away with the panel — there is no separate removal job on the glass, and nothing is cut or broken in the process.

Step 2: The stored original pane is checked

Before it goes back, your original glass is inspected — edges and surfaces checked over after its time in storage — so anything that needs attention is found while both panels are still out, not after the door is reassembled.

Step 3: The original glass goes back in

The original pane is refitted into the door exactly where it lived before installation. The door is returned to its original specification — same glass, same appearance, same operation.

Step 4: The door is tested as a door

We check the door runs, closes and seals as it should with the original pane back in place. You are left with the patio door your tenancy started with, ready for inspection.

Timing it around your handover

Sequence matters more than speed here. The swap-back is best done after your pet no longer needs the flap — most owners book it for the final days in the property, once the pet has moved or the last nights are planned — and before the landlord’s handover inspection under your EJARI registration in Dubai or Tawtheeq in Abu Dhabi.

Done in that window, the inspection meets a door in its original condition, and the pet door simply never becomes a topic. There are no deductions to argue about because there is no damage to point at: the landlord’s glass is the landlord’s glass, back in the landlord’s door. It is also worth booking a little ahead during busy moving periods at the end of the month, rather than relying on a gap appearing in the final week.

If your flap is in a sliding insert instead

Not every fitting used a replacement glass panel. If your pet door sits in a sliding door insert — the panel that runs in the sliding track — moving out is simpler still. The insert is lifted out of the track, the flap goes with it, and your sliding door is exactly as it was, with no glass work involved at all. The same applies to the inspection: there was never any alteration to hand back.

Whichever arrangement you have, the principle your tenancy was protected by is the same one you leave by: nothing belonging to the landlord was modified, so nothing needs to be made good.

Frequently asked questions

How do you remove a dog door from a sliding glass door?

If it was fitted as a replacement panel, the panel is removed and your stored original glass is refitted — a 30-minute swap-back. If it is a track insert, the insert lifts out of the sliding track and the door is untouched. There is no cutting or filling in either case.

Where has my original glass been all this time?

At your property, stored safely in the place agreed at installation — typically the garage or maid’s room. It was removed whole and never altered, which is why refitting it returns the door to its original condition.

Will the landlord be able to tell a pet door was fitted?

The glass inspected at handover is the landlord’s own original pane, back in its frame. Because nothing was cut or modified, there is no repair work, patch or replacement glass to spot.

When should I book the swap-back?

In the final days of the tenancy, after your pet no longer needs the flap and before the EJARI or Tawtheeq handover inspection. Booking slightly ahead is sensible at month-end, when moving appointments fill up.

I am selling, not renting. Does this still apply?

Yes. The stored original pane can be refitted so the door is in its original glazed state for the sale, and the panel with the flap is removed. If the buyer has pets, that is a conversation for them — your door is simply returned to standard.
